EXCAVATION WORK - FOUNDATION CONSTRUCTION

  • The ditch will be excavated by machine and finished by hand only where essential. The soil from the ditch will be set aside and then sorted and used to fill over the foundation strips, used as ground cover or removed to a dump. The foundation structure will be made from reinforced concrete strips.

FACADE

The facade will have EPS polystyrene applied and silicate plaster as a final layer. The  downpipes will have a square cross-section and will be made of aluminium sheet, the same as all the flashing.

Load-bearing walls :

  • AB wall 20 cm.
  • Interior – cement paste, lime cement plaster, screed, paint.
  • Exterior – Adhesive for EPS, EPS-E 8 cm, mesh, adhesive, impregnation, silicate plaster.

Non-load bearing walls:

  • Brick blocks 25 cm exterior, 10 cm interior
  • Interior – cement paste, lime cement plaster, screed, paint.
  • Exterior – Adhesive for EPS, EPS-E 8 cm, mesh, adhesive, impregnation, silicate plaster.

Windows:

  • PVC VEKA profile, five-chamber with three seals (not made from recycled material), glazing IZO glass 4+16+4, white.
  • Hardware: ROTO.
  • Interior and exterior parapets – stone.
  • Aluminium blinds.
  • Prepared for installation of mosquito netting.

Doors:

  • PVC entrance doors, white, glazed, security handle made from stainless steel. Interior doors, white matt, handle - stainless steel.
  • Exterior entrance doors  -  3D metal woven doors.

FLOORS

  • Ground floor and first floor hallway, WC and bathrooms, stairs - ceramic tiles.
  • Living room, bedrooms  – "fertig“ parquet 14mm (200x20 cm) glued, oak.
  • Access roads for pedestrians and vehicles, paths around swimming pool – split stone "bunja®[1]".

WALLS AND CEILINGS

  • The walls are plastered and painted using dispersal paint.
  • The bathroom walls are tiled with ceramic tiles to a height of 2 m.
  • The ceilings will be smoothed and painted using dispersal paint.
  • Inter-floor structure A-B flat slab 15 cm.

ROOFS

  • The roofing is executed using 15 cm AB slabs with a gradient of 20%, vapour membrane - PE sheet, thermal insulation 10 cm, covered with lathes and roof tiles.

  • After the building is completed, the surrounding land will be landscaped and tiled.

ENERGY SAVINGS AND THERMAL INSULATION

  • The building design enables minimisation of thermal losses and economic heating of the space. The project assumes protection of the building in compliance with the standards for preventing overheating in the summer months and the openings are protected against sunlight using blinds.

BUILDING STRUCTURE

  • The foundation is constructed from a reinforced concrete slab, reinforced concrete walls and reinforced concrete slabs and supports. The load-bearing walls are made from reinforced concrete and are 20 cm thick.
  • The floor slab is executed as a reinforced concrete slab of a thickness of 15 cm.
  • The building roof is made from reinforced concrete slab, set at a gradient of 20% and is 15 cm thick.
  • The walls are 11.50 cm thick and are built of blocks.

CONNECTION TO THE PUBLIC INFRASTRUCTURE

  • The building will be connected to the existing municipal infrastructure in compliance with the laws and the instructions of local utility suppliers.

TECHNICAL EQUIPMENT - INSTALLATIONS

  • Water mains - PVC mains. The building will be connected to the local water mains. Water consumption will be metered for each building separately.
  • Sewer system - PVC HT pipes, PVC KG horizontal drainage. All communal wastewater will be drained into the sewage collection point in the road and then into the municipal sewers.

  • Clean rainwater will be drained through gutters and downpipes and discharged into the area around the building.

  • Acrylic semi-circular bath on the upper floor, shower on the ground floor, wall-mounted bath tap - chrome, adjustable shower bracket.
  • Ceramic washbasin, standing washbasin tap - chrome.
  • Wall-mounted ceramic WC.
  • Bidet, standing tap - chrome.
  • Washing machine valve.
  • Preparation for connection of a kitchen sink and dishwasher.

ELECTRIC INSTALLATIONS

  • Cable mains – copper.
  • Sockets and switches – plastic, white.
  • SAT/RAD/TV socket in the living room.
  • A light fixture cable outlet in each room.
  • Ceiling lights in the bathroom, WC and hallway.
  • Plastic distribution board in the entrance hall.
  • Roof-mounted lightening conductor system.

  • Air-conditioning in each room, SPLIT.
  • 80 litre electric boiler in the bathroom.
