ACCESS ROAD

ACCESS FROM THE HIGHWAY – Branch 1:

  • Road with a sidewalk as an access road to branch "1", width of 5.50 m with two driving lanes, each of them 2.75 m wide, and with a connection to a public road 3.0m – 5.0 m.
  • The access building structure is made of asphalt, 6 cm deep, laid on a layer of machine-stabilized stone material that is 20 cm thick (cushion).
  • Removal of the humus layer, filling made of mixed materials, terminated by appropriately compacted stone material with a minimal depth of 30 cm.
  • Traffic signs that comply with the applicable legal regulations and project documentation.

ACCESS ROAD TO BRANCHES 2 AND 3:

  • Access road to branches 2 and 3 implemented from the waterfront road in the form of an asphalt road, approximately 44 m long a 3.0 m wide, with an access to a public road 4.0 – 5.0 m.
  • The access road building structure is made of 6-cm thick asphalt, laid on a layer of machine-stabilized stone material that is 20 cm thick (cushion).

ACCESS FROM LOCAL ROAD ROŽAT – Branch 4:

  • Special access road to the parking lot of apartment building 4 from the waterfront road. The building structure of the access road and of the parking lot is identical to the above mentioned road. There are four parking spots with a maneuvering area and roofing on the outer parking lot.

EXCAVATION WORKS – FOUNDATION CONSTRUCTION

  • The excavation will be conducted using machinery. Only details will be executed manually when it is necessary. Excavated soil will be gathered at a single location, sorted pursuant to its usability, and used for filling the area around the foundation slab, used for making embankments or transported to a dump site. The foundation structure is made of a reinforced concrete slab that is 45 cm thick.

BUILDING STRUCTURE

  • Foundation structure made of a reinforced concrete slab, reinforced concrete walls and reinforced concrete panel and girders.
  • Reinforced concrete loadbearing walls, 20 cm thick.
  • The floor slab is made as a reinforced concrete panel, 15 cm thick.
  • The roofing structure is made of reinforced concrete panels. It is of a slanted and two-sheathing design, with an incline of 30% and thickness of 15 cm.
  • The walls are 11.50 cm thick and made of blocks.
BUILDING STRUCTURE

FACADE

The building facade is treated with EPS polystyrene and silicate plaster. The vertical gutters are of a square perimeter and, as all the edges, are made of aluminum sheet metal.
 
Loadbearing walls:
  • AB wall 20 cm,
  • Interior – cement mash, limestone-cement plaster, levelling compound, paint,
  • Exterior– glue for EPS, EPS-E 8 cm, mesh, glue, impregnation, silicate plaster.
Non-loadbearing walls:
  • Brick blocks, 20 cm outer, 10 cm inner,

The fronts of the balcony railings are partially bricked, mostly made of laminated glass.

  • PVC profile VEKA, five-chamber design with 3 gaskets (not made of recyclable material). Filling made of IZO glass 4+16+4, white from the inside, foil RAL 7016 / Anthracite grey from the outside,
  • Hardware: ROTO,
  • Interior stone window ledges, outer ledges made of aluminum of the window color,
  • Aluminum rollers with a tipping bottom part for electric control.
  • Preparation for the installation of a mosquito net.

  • Living room and other rooms – “fertig” parquets 14 mm (200x20 cm) glued, oak.

  • Walls are plastered and painted with dispersion paints.                                           
  • Bathroom walls are cladded with ceramic tiles all the way to the ceiling.
  • Ceilings are smoothed and painted with dispersion paints.
  • A-B between-floor structure made of a 15-cm flat panel.

ROOFS

  • Roofs of the buildings with single-floor apartments are slanted, covered with smooth Tondach roofing of a dark grey color.
  • The roof is made of 15 cm AB panels, with a steam barrier – PE foil, 10 cm thermal insulation, laths and roofing tiles.
  • Roofs of the buildings with two-floor apartments are flat, made of an AB concrete panel 15 cm, slanted concrete 10 cm, with a steam barrier, stone mineral wool, double hydro insulation, PVC foil and river pebble gritting.

PROPERTY MODIFICATIONS

  • The surrounding area will be modified and paved with tiles.
  • Each of the one-floor apartments has its own garden, as wide as the garage, fenced with a metal, 3D profiled fence, 1.2 m high.
  • Each of the two-floor apartments has a covered outdoor parking spot, garden, partially enclosed by a non-transparent fence, 1.8 m high, and partially covered by a metal fence, 1.2 m high.

ENERGY SAVINGS AND THERMAL INSULATION

  • The building design allows for minimizing thermal losses and for an economical space heating. The project envisions a building protection in compliance with the overheating prevention standards during the summer months – its windows are protected against sunlight by roller blinds.

CONNECTIONS TO THE PUBLIC INFRASTRUCTURE

  • The building will be connected to the existing municipal infrastructure in compliance with the applicable legal regulations and instructions of the given local energy and service suppliers.

Technical devices – installation

  • Water main – plastic distribution lines. The building will be connected to the local water main network. Measurement of water consumption will be introduced with water meters for each apartment separately.
  • Sewerage system - PVC HT pipes, horizontal PVC KG troughs. All communal waste water will be discharged to the sewerage system collector and then to the municipal sewerage system network.

Rainwater

  • Clean rainwater will be led via horizontal and vertical gutters and discharged to the saturation well. Rainwater from adjoining properties and roads will be discharged via concrete drainage gutter in the roads.
